Payment and Cancellation Policies

 

Holiday Season
Dec 20 – Jan 5

Payment
A non-refundable deposit of $750.00 is required at the time of booking to guarantee a reservation for Holiday Season. Pre-payment of the remaining balance is due 90 days before the arrival date.

Cancellations

  • If a reservation is cancelled between 90 and 60 days before the arrival date, 50% of the reservation will be charged.
  • If a reservation is cancelled 59 days or less before the arrival date, 100% of the reservation will be charged.
  • The above policies apply to any modifications or night reductions made 90 days or less before the arrival date.
  • In the event the cancelled room is resold, reimbursement will be made in full.
  • If there is a “no-show” 100% of the total of the reservation will be charged.

 

High Season
Jan 6 – April 30
Nov 1 – Dec 19

Payment
A credit card is required as a guarantee for the total amount of the reservation at the time of booking. Payment for the total amount of the reservation is due 60 days before the arrival date.

Cancellations

  • If a reservation is cancelled 60 days or less before the arrival date, 100% of the reservation will be charged.
  • The above policies apply to any modifications or night reductions made 60 days or less before the arrival date.
  • In the event the cancelled room is resold, reimbursement will be made in full.
  • If there is a “no-show” 100% of the total of the reservation will be charged.

Please Note: Due to the high demand we experience during our High and Holiday Seasons, when accepting reservations we assign rooms in a way such to eliminate one-night openings. We cannot accept a reservation that leaves us with a single night standing by itself, and therefore apply a special policy, which we call “Extra Night Offer” in case this situation is presented.

 

Green Season
May 1 – Oct 31

Payment
A credit card is required as a guarantee for the total amount of the reservation at the time of booking. Payment for the total amount of the reservation is due 30 days before the arrival date.

Cancellations

  • If a reservation is cancelled 30 days or less before the arrival date, 100% of the reservation will be charged.
  • The above policies apply to any modifications or night reductions made 30 days or less before the arrival date.
  • In the event the cancelled room is resold, reimbursement will be made in full.
  • If there is a “no-show” 100% of the total of the reservation will be charged.

ADDITIONAL GUESTS  & CHILDREN POLICY

  • An additional charge of $70 applies to each additional guest and/or children 6 years and older sharing the room or suite with two adults.
  • Children under 6 years of age may stay at no additional charge. Full breakfast is included; any other incidentals are charged at regular price.

GROUPS POLICY

In order to provide all our guests a personalized service, we don’t accept group bookings of over 3 rooms or bungalows. We welcome individual travelers, families and small parties traveling together.
